New Jersey Home Maintenance Checklist
A season-by-season checklist for keeping a New Jersey house ahead of its weather. It follows the same rhythm PAIL uses for its recurring home-care visits in Union County: small, checked items done on schedule, before they turn into repair bills.
Spring
- Clean gutters and downspouts; confirm water discharges away from the foundation
- Walk the exterior: check siding, trim, fences and gates for winter damage
- Service screens and storm-door hardware; re-caulk failed exterior joints
- Test sump pumps before the heavy-rain season
- Replace HVAC filters; check hose-bib and exterior faucet operation
- Check decks and stairs for loose boards and raised fasteners
Summer
- Inspect and touch up exterior caulk and weatherstripping while gaps show in warm weather
- Check attic and basement ventilation paths; look for signs of moisture or pests
- Tighten door hinges, latches and cabinet hardware
- Trim vegetation away from siding and AC units
- Inspect fence lines and gate alignment after spring storms
- Check dryer vent and exterior terminations for lint buildup
Fall
- Clean gutters again after leaf drop; downspouts free-flowing before the first freeze
- Replace HVAC filters; schedule heating-system service with a licensed HVAC pro
- Seal gaps around exterior doors and windows before heating season
- Test smoke and carbon-monoxide alarms and replace batteries as needed
- Shut down and drain exterior faucets and irrigation lines
- Check roof edges and flashing from the ground with binoculars after storms
Winter
- Watch for ice damming at eaves; keep gutters and downspouts clear
- Open cabinet doors on frigid nights for plumbing on exterior walls (repairs stay with a licensed plumber)
- Check basement and crawlspace for condensation or leaks after thaws
- Test carbon-monoxide detectors during heavy heating use
